Work We Turn Down
We work on residential garage doors, openers, springs, tracks, cables, rollers, and panels across the Olathe service area, including homes out toward Gardner, Spring Hill, Edgerton, and De Soto. Most of the houses we see were built between 1950 and 2004, with a lot of that stock dating to the 1960s and 70s across the nineteen named areas we cover - which means a lot of original hardware that doesn't match what's on the shelf at a box store.
There's work we don't take. We don't do commercial rolling steel doors or warehouse-grade equipment - that's a different trade with different parts and different lift requirements. We also won't quote a full door replacement sight unseen when a homeowner describes "it's just off track" over the phone; half the time that's a bent track and a $40 fix, and the other half it's a broken cable that took the track with it. We'd rather tell you we can't price it yet than hand you a number that's wrong by a few hundred dollars once we're standing in the driveway.
If your door is original to a house built before 1950, we may need to look at it before saying whether parts are even still available. That's not us stalling - some of that older one-piece and early sectional hardware just isn't made anymore, and sometimes the honest answer is replacement, not repair.
Contacting Us
Call (913) 382-2184 or send the request through this site. Either way, the more you tell us up front, the tighter the quote.
What we need: the door's rough age if you know it (even "came with the house" helps), whether it's a single or double door, what's actually happening - won't open, opener runs but door doesn't move, loud bang then it stopped, that kind of thing - and whether you've noticed a broken spring, a bowed track, or a cable hanging loose. A photo of the opener's model label and a wide shot of the whole door from the driveway covers most of what we ask for on-site anyway.
What we can't price over the phone: anything involving a spring replacement without knowing the door's weight and spring size, any job where the track or jamb looks bent or pulled from the wall, and full door replacements - those depend on insulation, window style, and width, and that's a measure-it-in-person conversation.
Our shop is at 18103 W 106th St, Olathe, KS 66061, inside the service area that covers roughly 38,491 owner-occupied houses across the region's households.
What Comes Next
Once we have the basics, we'll give you a rough range on the phone when the job is straightforward - a single broken torsion spring, a bent roller, a remote that's stopped pairing. For anything that needs a look, we schedule a visit, confirm the actual part numbers and spring sizing on the door itself, and give you a firm number before any work starts. Nothing gets replaced or ordered without you signing off on the price first.
Winters here sit in a cold, moderate climate band, which matters for anything with exposed lubricant or rubber seals - a spring that's been fine for years can snap on the first hard cold snap because the metal's fatigued, not because the weather caused it outright. We mention it because it's the most common reason people call us in January saying nothing changed but the door stopped working overnight.
If parts need ordering - older torsion hardware especially - we'll tell you the lead time before you commit, not after. We'd rather you know the wait up front than get a surprise call back in two weeks.
Frequently asked questions
Can you give me a price without coming out?
For simple jobs - a stripped opener gear, a single broken spring on a standard door - yes, roughly. For anything involving the track, jamb, or a full door swap, no. Those prices depend on measurements and condition we can only confirm in person, and guessing would mean a number that changes once we're there.
Do you work outside Olathe itself?
We cover the surrounding service area, including homes out toward Gardner, Spring Hill, Edgerton, De Soto, and the other communities in that stretch. If you're not sure whether your address falls inside that range, call and we'll tell you straight rather than guess.
What if my door is original to the house?
A lot of houses here date to the 1960s and 70s, and original one-piece or early sectional doors sometimes use hardware that's no longer made. We'll check what's actually on your door before quoting - sometimes repair works, sometimes replacement is the only real option.
Why won't you quote spring replacement by phone?
Spring size depends on door weight, height, and whether it's one spring or two, and guessing wrong means we show up with the wrong part. We measure it on-site and give you the firm number before touching anything.
